In all seriousness, Charlotte is experiencing a strong sellers market. What does that mean? It means that there aren't enough homes on the market, for buyers that are searching for a new home. I could get a little more technical and tell you about absorption rates, but I'm not going to bore you with it. Feel free to Google "real estate market absorption rate" if you are someone that enjoys learning more in depth real estate principles, based on supply and demand.

So, because we are experiencing a seller's market, I'm doing something a little unusual, and am posting a list of some of our buyer client's wants/needs, with the hope that maybe your house, could be "the one" for them! 

We have 5 serious, QUALIFIED, buyers that are looking in this area to no avail.

Our clients wish lists

  • Dilworth or Sedgefield - Our clients currently own and lives in Dilworth, in a townhouse. Now they are looking to stretch their legs a little, with a larger home, and especially a larger back yard. Of the homes we've seen so far, they really love large front porches, Kitchens open to the Great Room, and a space they can use as a home office.

  • Waxhaw - These clients lived in Waxhaw previously, but moved away years ago, and are now wanting to move back. Although they have been concentrating lately on Waxhaw, they are open to Fort Mill, and also South Charlotte. Their ultimate goal, is to make sure their son is in a great high school. So, they are open to homes in the following high school districts: Marvin Ridge, Ft Mill, Cutherberson or Ardery Kell. They would also love to have a separate living space/in-law suite, for one of their mother's that is about to retire, and move here from California.

  • Matthews - First-time homebuyers that are relocating from NJ. They have fallen in love with the Charlotte area, and are ready to make the move. They have a newborn, and can't wait to raise their son in our area.

  • Anywhere in our area - This client is an investor client. We've been looking for multifamily property and thought we'd identified an excellent possibility. But then the listing agent went "missing in action" on us, and we haven't been able to get additional information. So, we are back on the hunt, for a good multifamily investment property.

  • "In-town" - This client is a builder, looking for homes that could be torn down, so that a new construction house can be built in the original home's place. They are open to most any neighborhood close to Uptown, but want to keep the price under $200K. They are currently building in South Park and Midwood, but will look at others, if the pricing makes sense.
